The Bullring

The Bullring, UK

The Bullring shopping centre, which opened in 2003, is the dominant shopping centre for Birmingham and the Midlands. It attracted 40 million customers in 2009, making it the highest footfall centre in the country.

The Bullring comprises 110,000 sq m (1.2m Sq ft) of prime retail space over three levels. It is anchored by Selfridges and Debenhams, with a further 150 shops and over 3,000 car parking spaces. The centre was developed by the Birmingham Alliance, a partnership between the Henderson UK Shopping Centre Fund, Hammerson plc and Future Fund.

Serravalle

Serravalle Outlet Mall, Italy

Serravalle is Italy’s first and largest purpose-built retail outlet centre. It is ideally located (80 km south of Milan, 50 km north of Genoa) on one of the principal tourist routes to Tuscany. It has a catchment area of 12.6 million people living within a 90 minute drive and stretches over 34,000 sq m. There are 150 units with key tenants such as Bulgari, Cavalli, Dolce & Gabbana, Nike, Prada, Trussardi and Versace. The centre is managed by the well-known McArthurGlen Designer Outlets. The European Outlet Mall Fund has been developing the centre and has just completed Phase IV, which added 4,300 sq m (25 units) to the centre.

The Quarry

The Quarry, Edinburgh, Scotland

The Henderson UK Retail Warehouse Fund (HRWF) acquired Craigleith Retail Park in January 2002 which at the time comprised 136,500 sq ft of Open A1 (non food) retail space across 9 units. The Fund introduced new tenants, Marks and Spencer Simply Food and TK Maxx to the park before acquiring an adjacent office building, Miller House, in January 2005.

The result is a 45,900 sq ft extension designed as six units. The building reached practical completion in spring 2006 and attracted keen interest from a number of quality tenants. The largest store was pre-let to Arcadia who have shop fitted the 15,000 sq ft units to accommodate their brands Burton, Wallis, Evans and Dorothy Perkins. In addition other pre-lets have been completed with Next, New Look and Clarks.

The impetus of this extension has allowed HRWF to re-brand Craigleith Retail Park as The Quarry Shopping Park. The upgrading of the car park, landscaping, street furniture and the use of banners has enabled the extension to be a natural continuation of the existing park.

Cavaillon_

Cavaillon, France

Cavaillon is situated in the South of France, approximately 30 km South-East of Avignon and 70 km North-West of Marseilles. The immediate neighbouring occupiers to the subject property are essentially major logistics companies, such as Norbert Dentressangle, Prodirest and Auchan.

The property benefits from good road access with a junction of the A7 motorway situated one kilometre away. The property constructed in 2006 is an independent cross docking building located in an enclosed and secure site also comprising an office building and a light industrial shed dedicated to HGV maintenance. The current tenant is ID Logistics, a major European logistics operator. It has a seven year lease.

Corbas

Corbas, France

The Corbas property, constructed in 2006, comprises two buildings: an office property extending to 2,000 sq m and a light industrial/warehouse extending to 6,656 sq m.

Corbas is located in the South East of Lyon, an established local warehouse market. The current tenant is Groupe Orion, which has a nine year lease.

Shopping Cite

Shopping-Cité, Germany

In December 2006, Herald, the Henderson Europe Retail Fund, acquired the Shopping-Citéé in Baden Baden. It is situated in the western part of the city, directly on the main road B500.

The shopping centre provides a lettable area of 23,600 sqm on a site of 58,520 sq m, with 800 car parking spaces situated on first floor level. With over 40 retail stores and major tenants including Edeka, Media Markt, C&A, H&M and S'Oliver, this centre is the most attractive in the region for young people and families.

Parque Miramar

Parque Miramar, Spain

Henderson has a 50% controlling stake in Parque Miramar, a shopping centre and retail warehouse park in southern Spain, with a combined asset value in the region of €200 million. The centre is adjacent to a circa 270,000 sqft (25,000 sqm) retail park which opened at the end of 2005 and which also forms part of the sale. Its tenants include Forum, Boulanger, Aki and Kiabi. The remaining 50% interest is retained by Miguel & Rodriguez SL, a prominent retail, residential and hotel developer in southern Spain. Other tenants at Parque Miramar, which opened two years ago, include a number of the Inditex brands, C&A, Springfield, Mango, as well as a 12-screen cinema operated by CineSur.
